Overview of the Carson Creek Specific Plan and Park/Open Space Development

Carson Creek Specific Plan

The Carson Creek Specific Plan covers 710 acres of land south of Highway 50 and South of El Dorado Hills Town Center along Latrobe Road. The Carson Creek development is situated to the West of Latrobe Road, borders the El Dorado Hills Business Park and includes the Heritage El Dorado Hills community. The Carson Creek Specific Plan calls for a mixed use development with approximately 1,700 housing units; 40,000 square feet of commercial use; 500,000 square feet of research and development uses; 780,000 square feet of industrial uses; 37 acres of parkland; and 200 acres of open space.

Heritage El Dorado Hills includes a gated living experience of 1060 +/- age-restricted homes, with a large greenbelt and open space, trails, clubhouses, and private recreation facilities. Heritage Village Park is the first El Dorado Hills CSD park on the west side of Latrobe Road, south of Hwy 50.

Park & Open Space Development

Lennar Homes, the developer of Heritage, entered into a parkland dedication agreement with the District in 2015. The 4.65 acre park is to be dedicated to the District within 60 days after Lennar Homes has completed the park development. This new park is located at Carson Crossing Drive and Palmdale Drive at the South entrance to the Heritage El Dorado Hills development.

Where are we now? - Park Concepts and Amenities

The current concept design for the park at Heritage El Dorado Hills includes the following amenities:

Lighted Tennis Courts
Group Picnic Shade Structure (50-60 persons) with built in BBQs and Picnic Tables
Restroom with Drinking Fountain
Shade Structure (20-30 persons) with BBQ and Picnic Tables
Two (2) Lighted Pickleball Courts
Two (2) Lighted Bocce Courts with Small Shade Structure

Open Turf area for U12 Soccer
Class I AC Bike Trail
Informal Seating Areas and Picnic Tables along Trail
Passive Turf Area
